    When is enough enough?

    I've been trying to get out to TN but it's been tough. Nice properties in great school districts without an HOA under 1.2m are scarce and anything in the 1.2m+ is massive...way too much for my family- 6k+ sqft/10+ acres. And let me tell you that HOAs in TN are 100x worse that CA HOAs.

    The CAers and NYers bought all the good stuff last year and beat us to the punch.

    Not super clear on what you mean. But, I hate golf courses too. They suck up resources and, the private/membership clubs pay criminally low property taxes.

    I’m not a golfer. The principle of it all is what bothers me.

    I’m rolling out into retirement at 50 (in 4-5 years) but the fact this type of legislation is being introduced should be a concern for CA residents.

    I've played golf 5 times. Can't hit worth sh!t with an iron. On a 125 yard hole, with the tee up there, and the green down there, with nothing but rock and scree in between, of course I hit perfectly and sent the ball 50 yards beyond the green.

    Golf is stupid. :Roflmao:rolleyes::thumbsdown::bang:

    Unfortunately, I often par the 18th after a disastrous round. That leaves me with hope. Which is a horrible thing in golf. Hope costs money. Lots of money.

    You ever been to TN in the summer?

    No income tax sounds great, but the state gets your money one way or the other—that school district you’re looking for didn’t build itself. If you want a good school, prepare to bend over for local property tax. It’s called segregation, and the southern states are good at it.

    I do not disagree. But I still "enjoy" it. That said, when I moved to CA, I pretty much stopped playing in favor of surfing. Costs less, no one keeps score, and at the end of a session, you are more physically fit than when you started.

    Get insurance quotes. My car and house insurance costs 1/3 what it did in CA... tho I live in NC, not TN. My electricity costs 1/5th as much. Water is free - I pump it out of the ground. If I want to water the lawn, I pump it out of the lake. :)

    CA has some things going for it... but cost is definitely not one of them :)

    There are millions of people out there whose tax bill is more than my gross income too. That is why I never compare myself to anyone. I can probably take on more gigs and earn more but I'm living a pretty good balanced life and the additional money isn't worth it.

    *cheers* to the real wealth- great health and a ton of free time/freedom.

    Happiness is everything brother and it comes in so very different forms and ways. There is no denying the energy and positivity of happiness. If you're living "your life" then you're winning and beating out most, even billionaires, who don't have the happiness and freedom you have. Happiness comes from within and it's sad that many try but can't buy it.

    Well I pay a carbon tax of $1 per gallon in Cali. But today we announced everyone will be treated like they live in Cali. I see a lot of winter fire places lit in our future. 50% by 2030 woowhooo.

    So the bad news: I can only live in a climate that can grow citrus and avocados. So I am limited to very few places on earth. The good news: I have lived in one of those places a very long time, and there is single track stretching 100x farther than I will ride on any day.
    More bad news: every time I go to new trails & ones I have not ridden in a while; I end up returning to the ones I like most.

    The flip side of that is moving from the south to California. I thought we landed in Alaska by mistake… When it was 65 here in January, I was in a winter parka! I carried gloves everywhere for the first 6 months. :Roflmao

    I knew someone who moved from the Midwest, and carried an umbrella all May and June, because obviously there’s a storm coming or it wouldn’t be so cloudy. And she was dealing with seasonal affective disorder because of June gloom. Having grown up here, I love this time of year. It’s a season, which people who don’t live here tell us we don’t have. if I had a choice between may gray and the September monsoon, I’m taking gray...
